YouTube video by Charles Noonan (Land Bank Show) describing practical, sometimes-unexpected tactics for acquiring and disposing of land-bank properties. Noonan lists several “dirty little secrets,” including: paying purchase funds with a credit card via services like Plastic or Melio; requesting property lists and submitting applications in person when land bank staff are unresponsive; relying on a land bank’s compliance checklist (limited repairs such as kitchen/bath/windows/doors) to obtain a release of interest/title rather than completing a full renovation; and being able to sell once the land bank issues a release of interest (before deed recording). The piece is promotional/educational, urging use of these tactics to build generational wealth.

Hey, what's up, guys? This is Charles Noonan. We are back for another episode of the Land bank show. But this episode is going to be different. Today's episode is about the dirty little secrets that land banks don't want you to know. Secret number one. All right, you can pay for the property with a credit card. A lot of people don't know this, but you can actually pay for the entire house with a credit card. You're going to use a site called Plastic or Melio. When the land bank send you your purchase agreement or request for the money, upload that into Plastic or Melio, connect your credit card to Plastic or Melio, and then you just send that. You just wire that money right off to the title company. Dirty secret number two, you can actually go to land banks if they don't answer the phone or emails and request a list of properties that they have. You can also submit your applications in person. For example, the Muncie Land bank, they don't be answering the phone and they don't respond to the bid, but you can actually walk in and do an application. Dirty secret number three. Guys, this is a big one. Pay attention. Most land banks are going to give you a compliance checklist. That compliance checklist is all you need to do for Land bank houses, okay? To get the release of interest and to get the title. They're not asking you to renovate the entire property. I know this is going sound crazy, but it's an actual secret. All you have to do is comply with the items that are on the checklist. Oftentimes it's a bathroom, a kitchen, windows and doors, and they will give you the release of interest to the property. Dirty secret number four, you can actually sell your property as soon as you get the release of interest from the land bank. A lot of people don't notice. They think you have to wait for the deed to come in the mail or for the recording to come. The mail, you don't. Once the land bank sends the release of interest to the title company, you can start the process of selling your property. Now, me, I don't want you guys selling your property. But if you had to sell that thing and make some money from it, you could. As soon as they give you the release of interest. We're here to create generational wealth, not debt. So the power today is, is in the real estate. It's not the money because you could have all the money in the world, but if you don't have a place to live that you own, you're going to be paying rent to somebody on the Land bank team.
