A short instructional segment from a Charles Noonan YouTube video describing how to wholesale tax-delinquent properties: download the county tax-delinquent Excel list, skip-trace owners (phone/email via services like BeenVerified or Whitepages), call and negotiate purchase using the MAO formula, then locate vetted investor buyers via Facebook real estate/wholesale groups and send contracts to a closing attorney or title company.

The next thing you want to do is skip trace the list. Call a homeowner who's in a distressed situation. In this example, they're tax delinquent. How do we know? What does skip trace mean? So skip trace means to get the phone number and the email of these people. Right. They're delinquent because they haven't paid the taxes. Right. And we're going to skip trace with these websites. You'll download that Excel file from the county website. Yeah. That tax delinquent list, and you're going to take it to been verified or white pages, and they're going to skip trace and give you phone numbers and emails. Okay? At this point, this is when we. We got to get ugly, man. Call these people and ask them, do they want to sell the property? Okay. Because they're already behind until they don't sell it to you. Then it's going to be sold at the tax auction and they make no money, so they're going to lose it anyway. That's where your value comes in at. Get the property under contract for the right pricing based on the formula I gave you earlier, the MAO formula. Right. Then you're going to go to Facebook for free and find a real estate investment group. On Facebook. You can type in Atlanta wholesale deals. You can type in Atlanta real estate investors. Now, here's the thing, Charles. You're going to have to vet these people, of course, make sure they really, really have the money. And if they do have the money, and they can show you a pof, a proof of funds letter, or they can tell you how many deals they've closed in the past couple months, the addresses and everything like that. Then what you would do is go under contract with that buyer as well. Send that package deal, the first contract with the seller and the contract with the buyer to your closing attorney or title company, depending on what state you're in.
