Why The Birmingham Landbank Is The BEST Landbank #investing #realestate

A live Q&A led by Charles Noonan (YouTube video, Jan 10, 2025) focused on Birmingham land acquisition and building. Key topics covered: how to check and pay property taxes, options to obtain land (Birmingham Land Bank, vetted listings via unsoldland.org, off-market purchases), the mandatory quiet title process in Alabama (timeframe and purpose), and logistics for the "Let's Build Birmingham" conference (orientation, networking mixer, conference days, site tours). Practical cost estimates, contacts, and next steps for attendees were provided.

Hang on. I'm trying to connect because some people are trying to look at this on YouTube and I'll explain. Property taxes. Atara pays them, though. Hang on one second. Okay. Property taxes. You look up the property taxes for the property in Land Glide. You also want to find out what they are at the county level. It'll tell you. Right. You find out how much your taxes are, and they are. They do come out in October, and they're due before the end of the year. That is accurate. I try to pay them as soon as I get them in October. Tara, how much of my tax has been like $40 for the year? Some are 10, 12, 30. It's not. It's very little.
It's like 40. Maybe 60 or 80 might be the highest. It just depends for the year.
I'm sorry, is this property taxes?
Yes. Yeah. So with. I think she. I think she asked, like, how do. How does she go about property taxes in Birmingham? Yes.
That's prop. That's property tax on. On land. Rocky.
Okay.
I was gonna say.
So you're going to look it up in Land Glide, confirm with the county tax assessor's office, make sure you find how you know. Make sure you know how much the taxes are, and then you're good to go. Now, this. This session is about let's Build Birmingham.
For.
Let'S Build Birmingham. This is like the Q and A for let's Build Birmingham. So do any of you have questions pertaining to the conference? Some of us are going to go. Some of us got land from the land bank.
We.
We're going to go on this Tuesday. We got invited to an orientation when they opened their portal back up. We'll let you guys know. And you guys can come to that as well. I mean, you guys will be able to try and get land from there. It's a very long process. I think we're in January. We may have started our process in November. So it is a process. You just got to be patient. Some of us have bought land from tara@unsoldland.org that's a much faster way. You have to buy the land. You start the quiet title action process, and you can start building on it once that quiet title action process is due. The land bank is also going to do the same thing as far as quiet Title action, so that the time frame of it is the same. On Tuesday the 14th, we are doing just a quick tour of my property, one of my properties, for those that haven't seen right after orientation, just because we're all going to be together. So I thought it was a good idea that we could all just go. Check it out. Check it out. The conference. For those that have gold or platinum tickets, we have a networking mixer Friday evening from 6 to 9. You'll get this information. If you haven't, it should be all posted in Telegram. So Friday 6 to 9 we have the networking mixer and then Saturday we have the actual conference. The conference is going to be from 9 to 4. For those individuals, 4:30 to 6, we'll have more property tours. After the property tours.
We.
For those of you that are in platinum, we'll have a private dinner with all the, the key people that'll be at the conference. The builders, the attorney, the quiet title attorney. Hopefully she'll be there. But we have the builders, the architects, the broker, the real estate agent, the management company. And you guys will be able, the lender, of course. You guys will be able to work on, you know, work on the relationship that you want to build with them from there. The other piece I see you guys are asking about tickets. Your paid receipt is your receipt showing that you paid. We typically do tickets manually. So everybody who bought a ticket is in the. Has an invite to either one of the telegram groups. Tara has the master list of registration. When you get there, you'll register. There are no physical tickets. There are no physical tickets. When you get there, Tara is going to give you a lanyard with your name on it, the level that you are. Platinum, gold or general admission. You'll sit in the, the, the area of the ticket that you purchased and we'll have our conference. It is truly limited to 500 people. That's it. It's only limited to 500 people. No more. So 500 people. The first 500 people that pay will get you guys, you guys will get your. Right, your registration. We're very close knit. We're treating this like a family. We know everybody that's coming. We know whose, you know, sons or daughters are coming and everyone's going to be treated accordingly. Your paid receipt is how we will go about registration and making your. Your credentials to get into the event. At the door. There'll be staff there to give you your credentials to get into the event. If you didn't pay, you ain't getting in. Just it's like that simple. Okay, who else has a question?
Good morning, Charles, it's Doris. How are you?
Good morning, Doris. How are you?
I am well, thank you. This is really just to solidify what you just said. So we show up, I go to registration area, I say, hey, it's Doris Jeffries, correct?
Now.
And then after that.
Yeah, go ahead. She's going to give you your lanyard, your credentials. Put it on your neck. It's going to say Doris Jeffries.
Okay, beautiful.
Thank.
Thank you.
Okay, we're locking the doors. We may have 60 or 70 tickets left. After that, we're locking the doors. No one else can get in if they wanted to, right? Just because I don't want to do over 500 people. So if you have anybody that wants to get in, have them reach out to Rosalie today. Once we get over the. The last 60 or so, we're done. I can't. I didn't want to rent the space for more than 500, so we can only have 500 people.
Okay, thank you.
You're welcome. Any other questions? Plus ones. You know, if you got platinum, you can get a plus 1/2 off. If you got gold, you can get a plus 1/2 off general admission. There are no plus 1/2 offs just because it's the cost of it per person and the cost of gold is so little. Is the conference Saturday and Sunday? Is that what it says.
Yo. Yes, that's what it says.
Saturday and Sunday, the conference, it's a one, it's two day event. If you have gold or platinum, go, you get the. The networking mixer on Friday from 6 to 9. Then you get the event on Saturday. Most people are flying into Atlanta and just driving two hours to Birmingham because to get to Atlanta is like a major hub where Birmingham isn't. So that's kind of like the easiest route. If anyone needs help with transportation, put your hand up in the telegram and just say, hey, would anyone be willing to drive over with me? This is the time I land. We are going to be a family. We're building the neighborhood together. We're building a city together. So I expect us to get to know each other, to start to act as a family. And let's get started. Some of y' all are getting started. Any other questions? Yeah, I got a question, Charles. Hold on. Diane. Use your credit card receipt. You don't need your receipt to get in. You're in the telegram, so we know you paid. Right? That's the only way you can get into the telegram group. And we have all the people that paid on a list. So once you get. Once you get in, you'll meet Rosa or whoever or Tara, whoever's at the door. Some of you guys will get your. Your credentials Friday night. So that'll just make it much Easier for that actual day, but it'll be very well organized and very simple. Soon as you get in. Hey, Caribbean, here you go. I want to know, if we was.
To get a property off, like.
Like basically a property that is off market with a warranty deed, are we still allowed to go to the event? Of course.
Okay.
Just be very careful. A few people. Birmingham is a hot, hot city right now. Just be careful. A few people have tried. They wasted three months only to find out that a property is overpriced and has to go through quiet title action anyway. So no one's really been able to do that. And the ones I think it's like one or two that did, they're having major issues with it.
Okay, gotcha.
Thank you.
Just be cautious with that. Tara's list. We know it's vetted, and a lot of work has been put into those. Marcella, how are you?
Wonderful. How are you?
I'm doing well.
Awesome. My question is, how do you know which properties have to go through quiet title? Like, what are the requirements?
They all do.
Regardless of whether it's a land bank or if you buy off or on market, Everything has to go through quiet title?
For the most part, yes. My experience is yes. Outside of that, you can ask the person, you do a title search. So find out what closing company they want to use. Don't get too heavily invested, because a lot of people are trying to sell properties and don't know that they have to go through quiet title. So take some time, spend some money, pay for it to go through a title search, and then let them tell you.
Okay. I think I have free title search, though, with this company. I'll check.
It's work, so I don't think anybody's doing work for free. But you want to try it through?
It's through where I have one of my solo 401ks. It's like one of the benefits they offer through a title. I'll see if it works.
Try it.
All right, thanks.
Okay, anybody else? Anybody else? Any other questions pertaining to the conference?
Charles, I have a question. This is Monica Squires. In regards to the quiet title search that has to be done, is that standard or is that something that is particular to Birmingham and the time frame, Is that a general six months? Because that's such a long time. But I. I don't know. I'm. I'm new, so that's. I'm just asking.
So it's a state law to clear title. It was actually put in place to help protect loss of Property. Right. You know, we, we had way more properties than we do now, and we lost a lot of them due to heirs property and not the proper succession planning. So in the state of Alabama, you have to do a quiet title action to go back. And they're going to make sure they check, hey, Monica, your aunt owned this property 29 years ago. You're still on here. She put you on here. We just want to make sure that you don't want anything to do with it. And we're going to take your name off of it when people say they do. And it's typically, it could be a one month, up to six month process.
Okay.
But typically when they come to you, they're going to say, all right, Monica. So if you, if you have interest in it, you've been named in a court proceeding pertaining to the property, if you do have interest in it, you're going to have to pay 29 years of back taxes. You're going to have to pay the person back who bought it and a whole bunch of stuff. So it typically. And this is why the land bank, when they give you a property, they say you can do things with the property because the chances of the person actually being able to get the property are, are so very slim that they just say, hey, go ahead and do what you do what you're doing. We'll handle the paperwork on our side.
Okay. And the last question regarding that is, did you say the other location was unsold land.org? what was that?
Yeah, but you just called Tara. Those properties are vetted already. She looked them up. She made sure there's water connected, sewer connected, power lines connected. She made sure that they're buildable and you can just buy those and then start quiet title action with the attorney that we have.
Okay. Thank you so much.
You're welcome. You're welcome. Are you guys excited about the conference?
Yes. Yes.
Super excited.
Yes.
Yes.
All right. We're doing a lot of preparing. Wait, man, me too. And that's why I just came on. I said, I don't want you guys to feel rushed. This is just me spending extra time with you guys because I don't want y' all to feel rushed. I don't want, you know, our calls that the master classes were so good. I said, like, this is really high level stuff. You guys may need more or may, you know, have more questions because we really, really went high level on Tuesday with the, with the bank, with the lending, that those are skills and information that they use very high up. And that you guys can take with you anywhere you do business. Yes. Let's go. Shay, Hardison.
Good morning.
Call me by yesterday on Telegram.
I did. I called. I was. I was calling trying to ask the question. I'm asking now. Can y' all hear me clearly?
Yes, we can. Welcome to the conference.
Well, thank you. I'm new to all of this. I just actually ran across your page last week. So this my first time hearing anything about land bank or anything. And I guess I'm. I'm trying to see if it's realistic for me to. Something for us to start. Well, when I say us, me and my husband, for us to just jump into. Or is it. Do you think it's wise to do something else before getting into this? Because when I looked at the land list last night, I mean, I heard like the 300 land and stuff like that. When I looked at the land list last night, you know, it was more than 300, of course. I mean, we have excellent credit, but. And I know you have a plan as far as for the development.
You.
Know, like the hunt. You know how I heard? You know, I watched. So Rosa did send me the videos. I'm. I've watched the first two and I was on the call Tuesday, so that's how far I got. So I don't know in the other three or four videos I have to watch if it's more information. But I was saying, like as far as the land, because it sound like I would be in debt for some months before I can even get property developers. That correct? Like, meaning if I put it on my like business credit card or something like that.
Yeah, you can put it on a business credit card. If you. If you paid a hundred dollars for a lot, you're gonna be in debt. Right? It's all that anytime you buy something, you're in.
Right. Well, I mean, affordable debt, if I should say, a hundred dollars is nothing.
Here's a couple things. Property that we sell, that we have. And when we talk about like 300 lots and things like that. And I think I went over how to sell them not too long ago.
Right.
There's videos on that. You can ask Tara for them. But Tara may be able to give you. Let's see, she may be able to give you like two land banks. If you wanted to buy land and sell it, like buy land for 300 and sell it. It's not going to be in Birmingham. Birmingham is one of the fastest growing cities in the country. It's one white hot you. It's super hard to get land. I'm trying to buy more, and it's not easy, especially doing it the right way. So if you want to just buy land and sell it quickly, you can. For land from the land bank, you got to sign up for the newsletter, get on their list. They will release more. I don't know how much of it we bought because we got a lot of people with land, and. And it looks like some people got like three and four or five pieces. And I know this because y' all tell me, I told everybody, by the way, Shay, just get one. But they went in and got like three or four. There's more, however, so you can get it there. Theirs is only $5,000, but the negative is we don't know when they're going to open back up. We don't know when they do open, how long it's going to take to actually get the piece of land. So we've been at it since, like, October. So we got October, November, December, January. We're just going to orientation now. And then you got land from Tara that's already vetted and ready to go. You just have to buy it and do quiet title. And then we also have, like, partnerships where you can partner with somebody in the telegram. And as long as you guys in our community, right. As long as you guys have, like, good communication, your exit strategy is aligned. Partnering may be a good idea, but you got multiple, multiple options.
Okay.
I was just trying to see the reason. I mean, like I said, we can get it and we can pay it, but I just didn't want to get in too much debt, you know, just. It's. It's kind of like a fear thing. You exit, you know, some excited. I'm still nervous because I'm new to it.
Well, there's no rush. There's no rush. You're learning, you're new, you're learning, and you're in a room with. I think we got 440 tickets, so. So you're around 440 people that have been working with me for a while. And then we launched a conference, I think October, November, so you can just be patient and learn. Conference is next month. Once you get there, though, and get surrounded with people, and I'm telling y' all now, I am going to say at the conference, if you got one property, stand up. If you got two, stand up. If you got 20, I'll start higher. Of course, 50, 40. And you're going to just be amazed to see how many people got properties so far and how many people Got properties through my efforts. So just work with Tara if you want to. She'll give you, like, a couple of states where maybe you could just buy land, list it for sale at smaller prices. Not trying to make huge profits, but make profit, use that money and just buy. And then buy one.
Yeah, that sounds. That sounds good. So you said acquired tight is for Alabama, though, so I probably wouldn't have to do the quiet side if I was to do that play.
No, what we're doing in Birmingham is we're building Birmingham and building Birmingham, we got a clear title because we need to take a loan off of the property. You don't have to clear title if you just said, I'm gonna pay $200,000 and build. You don't have to do anything. You can just build. The property is yours. But for lending purposes, you have to do quiet title action because the bank doesn't want anyone else on the title because they would have to sign as well. So they say, clear those people off first. Now, we'll loan it. We'll loan to you. But every property you get, whether it's you did quiet title or not, that's just a foreclosed foreclosure process to clear all old people off.
Okay, well, thank you so much. They really. They gave me some peace this morning.
Yeah. Just think about this. It's a conference. I come on and teach because I want to get to know you guys. I want to spend time with you. I want to see where I could help, because some people may not want to wait all the way till February to get help or whatever they need. I have the skill set to give you two land banks or two places you can go to buy properties and sell them and start making money. I don't. I. I don't want you to have to wait till February for that. Right. I'm gonna give it to you now. And. And, yeah, that's really what it's about. I'm known for not gatekeeping. So Tara's gonna text you the land bank where you buy property for 300. All right?
Thank you.
You're welcome. I don't know the order. Let's go. Lyle, Tamika, and K. And guys, if you're coming, if you're asking a question, please, if you can turn your camera on. We gotta meet Shay. Did you. You got your husband's ticket already?
I did. Well, so I bought one. I'm wait. I'm waiting on my business credit card to come to put the rest, but I talked to Rosa, so when the business Credit card come in and we doing the risk. I talked to Rosa about it. I wanted to put it on my business side. I didn't want it on my personal credit. The charge, until I pay it next month.
It got it. I know how it is. All right, let's go.
Lyle.
Lyle Cross. How are you?
I'm doing good. How you doing?
I'm doing well. Good, good.
I'm new to all this, of course, brand new, with me. And my wife also came on because of the. To create residual, you know, income, like the 300, 500 pieces of land. But. Yeah, but my main question is the. For the. The list. The. The list that's on the. In the telegram for the land that's in Alabama.
Yeah.
That's the current updated list of land that's available. That's. And that's currently vetted, Correct?
Correct.
Okay. Okay.
All you gotta do is give Tara a call, tell her you want to buy one. She'll walk you through it a little bit. Just, you know, spend maybe five minutes showing you. Watch all the videos first, because we actually did 10 master classes. Watch all the old videos, right? You paid for master classes plus the conference. Watch all those videos. Spend time with us, spend time with the group. You'll learn how to buy, how to vet, how to do everything. First, find a piece of land on unsold land.org that you want. Do your own homework and research. Then have a call with Tara before you buy it. What that's going to do for you is just boost your confidence tremendously. Right. And I know it is a very low price for 10 master classes and a conference and everything else, but it is what it is. There's a lot packed in those previous classes.
Okay. Okay. And the tent, the access to the 10 videos, was it in the link? I haven't had a chance to get to those yet.
Yeah, it should be pinned at the top of telegram. Just look for your pinned messages.
Got it. Okay.
Okay.
Okay. All right. Thank you.
Awesome. Tamika Simmons. How are you?
Hi.
How are you? I don't have my camera on because I'm working from home today and I'm in my pajamas.
That's fine. I'm telling y' all this right now. I don't want y' all to come up to me and be like, hey, Charles. Wow, you're much taller than you look on camera. It's so nice to meet you. And then don't say, and then act like I know you, because we've been working together for 10 weeks.
Well, I've Met you before.
Okay.
In person. Yeah, you'll recognize me. I've met you before in New York. At Angela Show.
At Angela Yee show.
Yeah, my niece did.
Oh, yes, yes, yes, yes, yes.
We've met before.
See, I kind of could look. See, now I'm connecting. Yeah, that was dope. That was.
Yeah, that was very good. I just had a real quick question about the quiet title process. Like, how much does that run you? And is. Are you able to put that on your credit card as well?
Of course. It's from 1500 to, like, 3000, depending on how long it takes. The attorney we have, like, she's going to reach out and contact the person that's on there. She's going to say, hey, Shay, you. You're named in a court hearing pertaining to a property your aunt had 14 years ago. Is back taxes and everything on it. Let me send you a letter where you can just sign off and remove yourself and we'll get you removed. Oftentimes they do that, and it just takes 30 days. If they can't find Shay, and Shay don't respond. Now they have to go to court. The judge. The lawyer has to go to court. Tell the judge what's going on. Show that we mailed Shea 25 letters and that we did, like, a newspaper classification ad and made a public announcement. We looking for Shea. Hardison can't find her. Once that legal process goes through, then the judge will issue a new deed clearing her off, but it's just a legal process that has to be done. I'm not mad at it because it's in place to. It was in place to protect us from losing our properties.
Okay, great. Thank you.
You're welcome. Guys, we're building a city together, so don't let. We're not gonna rush. We'll go as fast as we can, but we're not rushing. It's not going to turn around in. In three months. Okay. All right, let's go with K. I see the name, the letter, but that's all I see. Hey, Charles.
How you doing?
I'm doing well. Kay.
Question for you. Since there's an influx of investors and people coming into Birmingham, does that slow.
Down the quiet title process at all? No. Our attorney knows the judge. Okay, so we. So It'll probably be 30 days max, give or take. No, 30 days minimum. Six months max.
Oh, wow. Okay.
Yeah. Rome was not built in a day, guys, so we got to go through the process. The land bank does the same exact process. And if you guys go on the Land bank site, Birmingham Land Bank. They have pages and pages of information on their site. All right, somebody said unsold land have land that you still have to quiet title in Birmingham. Yes. In other states. No, you can. Other states know. You can just buy and sell. The videos are on telegram. It should be pinned. But I only saw six videos. All right, Tara, maybe make. Maybe make a. Make a thread with. Oh, shoot, we're at seven videos, so you just missed one. Okay, make a thread and then you're good to go and just add the last video. Any other questions? We got time for two more. Tara, any announcements?
No, just the January 14th meeting that you're at your house.
Oh, yes. All right, so even more, I want to meet you guys and just like, share and teach as much as I can during this process. After this process, though, I'mma be locked in, like, beast mode building. Okay, so get as much info as you can on Tuesday of next week. I'm doing just like an open house where I'm. Oh, somebody asked for the hoodies. Post the hoodies, Tara. I'm doing an open house at a house that I built. I want to show you guys the house, show you guys the property, show you guys the land. Guys, look the address up before you come that way. This will really help you. It's 2867 41st Court North. Maybe Tara, post the address again. So for those of you that want to just come for a free. Some of us have orientation Tuesday, and then right after we're going to go to one of my houses. One of my builds. Those that don't have orientation Tuesday. But if you're in the area and care about learning a little early, you're welcome to just show up to come at one o' clock at my house. 212867 41st Court North, Birmingham, Alabama. But look the property up first and look it up and land glide. Get the idea. Get the understanding of the land. See what I was looking at before I bought says three lots are on there. It says three lots. That means I could actually put three houses. So that helps a lot, too. I'm going to put three houses on there. All right? Yes. Corner lots set the stage for the street. It's like at the end of a cul de sac. It's not really a corner. But either way, you guys have that information, though, and I want you guys to show up. I don't care how many. You don't have to wear hard hats for this one because the site is complete and this is the site that we're working on opening a group home. Tamika, did you have another question or is it just that your hand was still up?
No, that was just. My hand was still up. Sorry.
Okay, cool. Anybody else? Anybody else? Any more questions?
Real quick, is Doris, are you gonna do a video on Tuesday for those of us who can't be there?
Probably not.
Okay.
Just because I gotta. I gotta leave at 3. I gotta plane the catch, so. No, I doubt it.
Okay, cool.
But with, but with the child, a conference ticket at. From. If you got a gold ticket from 4:30 to 6 on that Saturday of the conference, Rain, snow or shine will be there that Saturday. You guys will get a tour. So we'll release four addresses, three to four addresses where you guys can go get a. Go do a tour.
Okay, beautiful. Thanks.
Yeah, so a tour is already included. I said this the other day. I'll be cheating on my conferences, I'll be cheating on my events, because I'll be making sure that everybody gets success as soon as possible. Some of y' all gonna go to the conference with 12 properties already. Some of y' all gonna go to the conference, starting a build already. Some of y' all gonna go to the conference with like, funding, credit repair. We got somebody 100 points in their credit repair. Like it's. It's going to go absolutely crazy at the conference. I know this because we're doing the work now, honestly. So it will look like on social media, all these people got all these properties. All these people have all this credit repair, funding, building relationships. But it's really because we've been working hard behind the scenes for the last three months. How do we know if we have.
Orientation on the 14th?
If you put in for a property before they closed, they'll send you an email and then you can just call and follow up to make, to, to let them know how to get my email. But I want to go to orientation. Am I approved for a property? Last thing, last thing for you guys, we just hired someone. Her name is Leslie. She's worked for me before for like a year and a half. She's gonna just give you guys a call. She's gonna give you guys a call between now and the time of the conference to just find out if you guys need help with credit and if you need help with funding. And she'll send you out the links to get help with credit and funding. These are the fastest credit, repair and funding that, that, that I know. So I put that stuff in place just to, just to help anybody out that has any need in 2025. We can't be stalled because we got stuff on our credit report. We can't be stalled because we don't know where to get business funding. Those calls are. That stuff is in there now. If you need funding, please text Tara the word funding. I'mma give you Tara's info. Text Tara the word funding and she will pass it along to Leslie. Leslie will get you help with funding. Tara's phone number is 914. Tara, can you put your number 914-527-2855. All right, team, I gotta hop because I got a 12 o' clock call I gotta be on, but I think this was good. We have next week's call is gonna be. It's not gonna be Tuesday. The, the, the January 2nd master class. There's two master classes a month. Next week's master class is going to be Wednesday because we will most likely all be in Birmingham on Tuesday. If you're in mentorship, your call is going to. Our call is going to be moved to Wednesday because I'll be in Birmingham at orientation as well. For those of you that are in mentorship, just as much times as I say, somebody's going to show up on mentorship at 10, at 11 and say, hey, Charles, where are you? It happens. But the more I say it, the better for us. All right, if we have no more questions, I have a question. Trina, you call Rosalie for mentorship. What's up? Marcella, Take us out of here.
All right, last question. So you showed us the architectural plans again with the cost. I missed something though. So like with the site plans for us to get the, the full site plans, we go to the architect. What, what was the average cost of those?
You have to ask them. I don't know. I think I, I don't know because.
I saw on there it was saying something like 300, 325. So is that the retail price of the properties after they're built and sold? Like they were estimating what they would be worth?
No, that is cost to build. But at 325, you might have been looking at a duplex or a four bedroom.
That's just the number that I remember in my head.
Regular houses, there's something like 191 79. Yeah. Look them over. Pick one that you like. The cost to build, the estimate to build is on there. When we actually do the estimate, that cost to build price can go a little, can go lower than the lowest. It won't go higher. It could go lower. Based on materials. So. So you pick up. You pick plans, you buy them, you get the full set, you send them to me, or you send them to whoever your builder. They are going to get an estimate of how much is going to cost to build based on current material prices, and then we'll give you that estimate, and you say, all right, let's go. Let's move forward. And then we. We get the ball rolling.
Okay. So that was the cost to build that was on there, not the correct plan cost. Okay.
That's what.
No, the site plan cost isn't going to be 260,000.
I know.
That's all. Like, that's too.
Way too high. I figured it would just be like a thousand. Well, probably a little more than a thousand, but, you know, like a thousand.
Fifteen hundred.
Okay.
Something like that.
Okay.
You want them to rush and go out and do a site. The site plan page for you and do everything for you. It's like somewhere between 1 and 2000.
Okay.
You could use those same plans over and over. They're yours.
Yeah.
Okay.
That's cool.
Thank you. All right. You're welcome.
Real quick, Charles.
Charles.
Yes?
Can you get me orientation? I dropped the ball somewhere.
I can't get you orientation. Guys, let me say this and make this super duper clear. I. I don't own the land bank. I don't work for the land bank. They know me. I know them. I love them, but I don't got no. I can't be like, yeah, let my guy in the back door do this, do that. You call them, tell them you're with me. Did you apply for a property?
No, not yet.
All right, so you didn't even apply. So they would probably say, if he didn't even apply, what does he want to come to orientation for?
I think my partner did find out.
Call the land bank. I can't be pulling strings for y'. All. I could give y' all the most education and put your position to win, but I can't be like, yeah, so my guy, Sergio, want to get in? Let him in.
Above and beyond. But, you know, I mean. I mean, I respect whatever situation.
Yeah. I can't. You. You can call and ask.
I caught him yesterday. But I gotta call my partner back because I think he got to add me on to the. I guess I already did it because he got an orientation on Wednesday. He called and told me, but I think. I don't know if he had. I don't think he added my name on there. I think that's the Biggest problem. But I'll figure it out, though.
It'd be okay. They might give you a link to attend. They might give you a link to attend virtually. I don't know. I cannot say. But call Kimberly here. I'm gonna give you. I'm do something for you. Call Kimberly. Tell her I said hi. Ask. Hey, you could get in. So that's not me calling. That's you calling using my name. Try it.
Okay.
And then just. And let me know what they say.
All right, I appreciate you.
Okay.
Charles is saying, I called them yesterday. They'll. They'll give you a virtual link. Also, they said, too, they're expecting us. It's a snow there. So they said, keep checking your email for updates in case they cancel next week.
Tuesday.
Yeah, I. Because I spoke to them yesterday to get a virtual link, and she told me. She's like, you know, keep checking your email because they're expecting to have snow. If that happens, you know, they might cancel.
All right, last one. Swain, how are you? Yeah, you don't want to go to.
Nine in the city.
Okay, I can hear you swaying a little bit.
I. I just had a quick question. I just had a quick question about expenses. Since we're just talking about cost to build, wanted to make sure that I'm getting all the steps right. So obviously, there's the price for the pay for as well. And then the plans that you sent before through Eric and Brandon with the cost of build. Is there anything else after that as far as expenses?
No. Everything else can go into the loan. That's basically all you have to pay for. Everything else can go right into the loan.
Okay, cool. Just want to make sure I covered all the basics.
Hey, guys, just so you know, just so y' all know, the intro to the real estate newsroom, the. The jingle was done by Swain. So our telegram group, we not posting a whole lot of extra conversation, but y' all can hit him up directly and find out what. What musical services he. He offers you guys, because everybody loves the real estate newsroom intro.
All right, appreciate that.
Yeah. Thanks again, Swain. All right, team, I have to go to my one o' clock meeting. I was trying to get a meeting. Go ahead.
Yeah. Is it possible to build two small.
Homes on one lot? You got to call your zoning board.
Who?
Zoning board.
Call zoning department. Call the zoning department. They'll tell you, wherever your property is, call that department.
No, I'm talking about with you in Birmingham.
If it's legal. Yes, I'm building three on one lot, but it gotta be big enough. And they gotta say yeah. Say yeah. All right, I call.
Thanks.
Okay, it's got to be 5,000 square feet for each house. That's part of one of the master classes that we did. But, team, I gotta go. I can't be late. Y' all got Tara. And then I'll see y' all next week, Tuesday, for more questions. Thanks, Charles.
Thank you so much, Charles. All right, family.
Thanks, Coach.
We love you. We're gonna. This. This conference is going to be an experience that you guys will not forget. All right? I'll see y' all soon. Thank you.
Okay.
