Managing real estate yourself costs far more in time and missed opportunities than paying a fund manager's fees. The professionals can source better deals and execute them faster, making their cut worth it.

Don't be pennywise and pound foolish. I see so many people trying to save on fees by investing with a fund and doing it themselves, but in reality, they're sacrificing time and effort that they could be putting into their primary business and generating better returns. Instead, they're taking their money, going to invest in real estate, and now they have to educate themselves, go out and look for those deals, do the due diligence, deal with property management. All of those things are probably better served with the fund and the experts. And the management fees you're paying, you're actually paying for their expertise and you're paying save yourself the time. So if you want exposure to real estate in your portfolio, I highly recommend going out and looking for a really good fund. If you want multifamily exposure, there are people that do just that, and investing with them is probably going to way more than recoup the fees that you would save trying to learn that on your own.
